Rentals can go quickly so we recommend you start looking for the rental at least 2-4 weeks in advance and should be prepared to give a holding deposit or pay rent early in order to obtain the unit. There could be several applications for one property and usually an owner will review all applications and pick the one they feel meets most of their criteria which could include:
- Credit Score higher than other applicants
- Income at least 3 times the rent
- No evictions
- No collections on utilities
- Money in the bank to cover future rents
- Minimal or no animals accepted (unless service animal)
- Regular paycheck or two years tax returns if self-employed
If you have been filling out many applications and find that you are not getting accepted, you may consider also looking for properties on www.apartments.com as some apartments complexes have more availability with fewer requirements.
